Ordering
How do I get a price?
Use the configurator — choose your building, size and upgrades and the price updates live. No form to fill in, no sales call. Takes around five minutes.
Is the price I see final?
The price in the configurator is the final price for a standard site — VAT, delivery and installation included. Non-standard site extras (restricted access, long electrical runs, etc.) are quoted separately from your site photos before manufacture begins. There are no hidden charges on standard sites.
What counts as a standard site?
A standard site has a prepared, level base of the correct size, normal vehicle and pedestrian access, and an electrical connection within approximately 15 metres of the building if you are adding electrical upgrades. Restricted access, unusual ground conditions or a long electrical run are non-standard and quoted from your photos.
How does the deposit work?
Deposits are: £1,000 on orders under £20,000 · £2,000 on orders £20,000–£40,000 · £3,000 on orders over £40,000. The deposit locks your price. Nothing goes into production until you give written consent. If you cancel before you pay your balance, you receive a full refund. Does not affect your statutory rights.
Can I change my specification after ordering?
Changes are possible before manufacture begins. Contact us as soon as possible — once written consent for manufacture is given, changes may not be possible or may carry an additional cost.
How does the deposit refund work?
After paying your deposit you can cancel for any reason and receive a full refund at any time before you pay your balance. Your balance is due within 7 days of your deposit, and manufacture does not begin until you pay it — paying your balance is your written go-ahead to build. Once your balance is paid, the deposit is non-refundable. This does not affect your statutory rights under UK consumer law.
Delivery & build
Site & Installation
How long does it take from order to finished building?
Typically 4 to 8 weeks for most orders: a few days for photos and groundwork planning, then 2–6 weeks manufacturing, then installation — one to two days for a garage (a garden room a little longer; a sauna in a day), weather permitting. Electrical, security and climate extras are completed on a separate scheduled visit afterwards. Your confirmed installation date is set once your site photos have been reviewed.
Do I need to send site photos before ordering?
No. You order and pay the deposit first, then send three photos of your site on the thank-you page. We use the photos to plan delivery and confirm the installation date. Non-standard site extras are quoted at this stage, before manufacture begins.
Do I need to be home on installation day?
Yes — or a responsible adult who can grant access and make decisions. Our team will walk you through the completed building before leaving and hand over all documentation.
What if my site turns out to be non-standard?
Non-standard conditions are identified from your site photos and quoted separately, in writing, before manufacture begins. You can accept the extra cost or cancel for a full deposit refund any time before you pay your balance. Nothing is manufactured without your confirmation.
Can I arrange my own electrician?
For electrical work within the building, our certified electrician completes the connection and issues the Part P certificate on installation day — this cannot be separated from the build. For long cable runs on your side of the supply, your own electrician can prepare the route in advance.
What happens if I am not happy after installation?
Contact us and we will arrange to inspect and resolve any defect covered by your warranty. Your statutory rights under the Consumer Rights Act 2015 apply in full regardless of the warranty terms.
Base preparation
Foundation & Groundwork
Is a base included in the price?
No. The building price covers VAT, delivery and professional installation, including anchoring to your base. The base itself — ground screws or a concrete slab — is arranged separately and priced individually after reviewing your site photos. See the Foundation & Groundwork page for typical cost ranges.
Do I have to use VeltHaven for groundwork?
No. Many customers arrange their own local contractor. You just need a level, correctly-sized base ready before our installation date. We provide exact dimensions once your order is confirmed. You can also ask us to manage groundwork as an add-on.
Ground screws or concrete slab — which is right for me?
Ground screws are our preferred method — installed in a day, no concrete, work on slopes, fully reversible. Concrete is the better choice on very soft or waterlogged ground and is required if you plan to add a Showroom Finish resin floor. We advise after reviewing your site photos.
Can I lay a base before ordering?
Yes — if you already have a level slab of the right size we can build straight onto it. Confirm the dimensions with us before pouring to make sure nothing needs to be redone.
Does groundwork affect planning permission?
The base itself (ground screws or a shallow slab flush with the ground) does not normally require separate planning permission in England and Wales. The building may require a permitted development check or full application depending on size and siting — the configurator provides guidance per specification. If you are unsure, consult your local planning authority.

Do I need planning permission for a garage?
Most Steel Garages and Insulated Garages buildings fall within Permitted Development rights for detached houses in England and Wales — particularly the No-Permit height build, which sits below the 250 cm threshold. Rules vary by size, siting and prior PD use. The configurator provides planning guidance per size before you commit.
What is the difference between the Steel Garages and the Insulated Garages?
The Steel Garages is a premium steel garage — secure, weatherproof and good-looking. The Insulated Garages adds 100mm PIR insulation throughout, making it warm and dry year-round: suitable as a workshop, gym, home office or showroom garage as well as car storage. Both lines carry the same 10-Year Structural Warranty.
Can I add electrics, EV charging or a resin floor later?
Electrical upgrades (LED Lighting, Move-In Ready Electrical, EV Charging) are designed to be fitted during installation for the cleanest finish. Retrofitting is possible but involves additional labour and disruption. The Showroom Finish resin floor can be laid after the concrete slab has cured — it does not need to be done on installation day.
Is a garage door included?
Yes — every Steel Garages and Insulated Garages building includes a VeltHaven sectional insulated garage door as standard. The door is fitted and finished on installation day.

Do I need planning permission for a garden room?
Most garden rooms fall within Permitted Development rights for detached houses in England and Wales — they must be single-storey, no more than 2.5 m to the eaves, and not forward of the principal elevation. Rules vary with property type, heritage designations and prior PD use. The configurator provides planning guidance per model before you commit. If you are unsure, check with your local planning authority.
Can a garden room be used as a bedroom or annexe?
VeltHaven Garden Rooms are sold and warranted as insulated outbuildings for home office, studio, gym and leisure use. Using a garden room as permanent sleeping accommodation or a self-contained annexe typically requires planning permission and potentially building regulations approval — this is not a use case we build or design for. If you have a specific planning query, consult your local authority.
What does the Climate Comfort Daikin system include?
Climate Comfort is a premium 5 kW Daikin Perfera WiFi heat pump — heats and cools, with app control. It requires a dedicated power circuit (included in Move-In Ready Electrical) and is commissioned by an F-Gas-certified engineer on installation day. Flat £4,495, all Garden Room sizes.
What is the warranty on Garden Rooms?
Garden Rooms carry the VeltHaven 10-Year Structural Warranty: 2 years full cover (materials, workmanship, fit and finish) plus structural cover on the frame, panels and roof to year 10. Does not affect your statutory rights.

Do I need planning permission for an outdoor sauna?
A garden sauna typically falls within Permitted Development for detached houses in England and Wales, provided it is within permitted size and height limits and sited appropriately. Cold plunges placed outdoors generally require no planning permission. Rules vary by property type and local designations. The configurator provides guidance before you commit.
What base does a garden spa need?
A level, prepared base — either ground screws or a concrete slab depending on your site. The base and electrical connection are quoted separately after reviewing your site photos. We can also coordinate groundwork as a managed service.
How does a finished sauna cabin get into my garden?
Our spas arrive as finished buildings and are craned into place — over the house if needed. That is exactly why we ask for site photos first: we confirm the crane lift and access can be made before anything is ordered. We assess every site individually from your photos.
What heater is included and can I upgrade?
Every spa includes a Harvia 9 kW heater with on-heater control and stones as standard. You can upgrade to a HUUM DROP (WiFi app control, +£895 on any model) or, on SAGA, the HUUM HIVE Mini (+£1,295). Both upgrades are selected in the configurator.
What is the warranty on a garden spa?
Garden Spas carry the VeltHaven 2-Year Full Warranty on the complete building as delivered and installed. The heater is covered separately by its manufacturer (Harvia or HUUM). Does not affect your statutory rights.

Warranty
Why is spa cover 2 years when garages get 10?
Different products, different industry standards. 10-year structural cover is the norm across the UK market for garages and garden rooms, and we match it. For saunas, 2 years is the standard across the UK and European market — and the components that work hardest, like the heater, carry their own manufacturer warranties on top.
What is not covered?
Typical exclusions include fair wear and tear, natural weathering, damage from misuse or unauthorised modification, consumables, and customer-arranged groundwork. Your full warranty terms — including all exclusions — are provided in writing with your order pack. Appliances are covered by their manufacturers, not this warranty.
How do I make a warranty claim?
Contact us by email or phone with your order reference and a description of the issue. We aim to respond within two working days and will arrange inspection and repair or replacement at no cost for covered defects.
Does the warranty transfer when I sell my house?
Yes — notify us in writing with the new owner details and we will issue updated warranty documentation for the remainder of the cover period.
Who backs the warranty?
Warranties are self-backed by VeltHaven Ltd (Companies House 17261887), supported by a per-unit reserve priced into every building. Does not affect your statutory rights under the Consumer Rights Act 2015.
